A New Chapter in 2024
Greetings homeowners and residents of Savannah Place,
Happy New Year! We open this new year with positive change in the areas of communication, compliance, management, and finances. In the process of searching for new management companies, we found it prudent to explore all options. Ultimately we settled on a balance of professional services and technology to provide improved communication, efficiency, and transparency. The result this year will be improved communications and visible improvements with a continued focus on increasing reserve contributions and allocating funds toward capital improvements.
A special thank you to the board members for all of the volunteer hours they have put in this year. Please see highlights from their accomplishments from this past year below.

2023 in Review
- Started an HOA newsletter available for signup at the HOA website (see here)
- Repaired vandalized cameras at the front entrance
- Added online searchable CC&Rs to our website (see here)
- Repaired multiple sprinkler issues at the front entrance including broken sprinkler heads, leaking underground pipes, overwatering, and other issues due to aging irrigation infrastructure
- Added a Volunteer Form including the ability to apply for board membership to the website (see here)
- Added landscaping maintenance of the bushes in the median at the entrance
- Removed downed trees and other storm debris from HOA property
- Removed a damaged fence on HOA property that was encouraging vandalism
- Created an online violations form where residents could submit violations in the neighborhood (see here)
- Set up an HOA storage unit for storing decorations, signs, and event accessories
- Voted to approve an annual dues increase of 6.5% in accordance with the CPI (Consumer Price Index) increase year-over-year to account for increasing landscaping, maintenance, and vendor costs – Total increase of $11 per year or 92 cents per month per home.
- Replaced a missing manhole cover on Columbia Circle that posed a hazardous liability risk to residents and neighborhood visitors
- Adjusted the annual budget to increase reserve contributions with the goal of increasing reserves from 55% to 70% of the annual budget. This helps maintain a strong financial position for the HOA reducing the risk of a special assessment for all homeowners
- Increased debt collection efforts for delinquent association dues and prepared lien documentations to secure the home owners’ interest in past due balances
- Held an annual HOA meeting at the Bellaire Gym Complex just outside the neighborhood. Residents could attend in person or online via Zoom. We also posted a video recording on Facebook for those who were unable to attend during the meeting time.

What does the HOA do?
The purpose of the Savannah Place Home Owners’ Association is to maintain and improve the value of your home in Savannah Place. We do this by maintaining the common areas, planning community improvements, and creating community events. We promote compliance with the covenant guidelines to create a safe, respectful, and beautiful neighborhood.
