Property Manager Update

As discussed in the annual HOA meeting, our contract with My Property Manager, LLC is ending at the end of this year.

My Property Manager, LLC has chosen not to renew our contract because of abuse received from our neighborhood’s residents. They have been cursed, yelled at, and threatened and have decided that it is too negative of an atmosphere to continue servicing our neighborhood.

We request that when we are able to obtain another contract, please be kind and courteous to our new company. Our neighborhood will receive a reputation for being unmanageable. We would like our reputation to be that the people of Savannah Place are a pleasant to work with.

The HOA board is looking for a new management company at this time. This may increase our budget for this item for next year.

 

What does the Property Manager do for Savannah Place?

  1. The property manager drives the neighborhood looking for violations. They do not check people’s private spaces, such as the backyard. They look for situations like overgrown yards, dilapidated vehicles, removal of unallowed vehicles, and many other issues that could bring down the value of the neighborhood.
  2. The property manager handles violation notices and works with lawyers to place liens on properties. The reason why our neighborhood looks good and our home value is high is because we keep track of violations to our CC&Rs and place liens on properties.
  3. The property manager handles the financials. The company accounts for all dues received and issues checks to vendors appropriately. This is a very big job as we need our accounting to be accurate and up-to-date.
  4. The property manager handles calls and emails from homeowners. They answer questions and address concerns to assist our homeowners.
  5. The property manager reviews architectural requests. While home improvements will be voted for or against based on CC&Rs, the property manager assists homeowners with the first stage of this process.

 

Why can’t the HOA board do these things?

The HOA board is comprised of volunteer Savannah Place homeowners. The board spends its time voting on issues for the good of the homeowners, reviewing violations, handling legal issues that arise, maintaining the public areas, finding suitable vendors for maintenance and projects, reviewing architectural requests, contacting city officials or government to complete tasks we cannot (lighting, roads, speeding issues), budgeting each fiscal year, and if there is room in the budget, planning events for the community. These tasks take time. Each board member has both a full-time job and a family that they take away time from to do what they already do.

The members of the HOA board cannot spend the time doing what we hire the property management company to do. Property Management is a full-time job for several people.
